Step 1
Initial Consultation
Every project starts with a conversation directly with Alex about how you use your home, what is currently not functioning well, and what you want the finished space to accomplish. We assess the existing structure, site conditions, layout limitations, and overall project goals before discussing solutions.

Step 2
Design &
Pre-construction Development
Once we move into the design phase, Cosman Construction coordinates the full preconstruction process including site measurements, structural engineering, architectural planning, interior design coordination, layout development, and mechanical integration planning where required.
This phase is where the project is fully thought through before construction begins.
Depending on the project, this may include:

Rather than separating design and construction into disconnected phases handled by different companies, we coordinate the entire process under one team from the beginning.

Step 3
Permit-Ready Plan Set & Real Construction Budget
At the conclusion of the design phase, clients receive a fully coordinated, buildable set of drawings suitable for permitting, engineering, and construction. The client owns these drawings and is free to use them for bidding, financing, or construction.
Because the design is completed and engineering is coordinated before construction begins, we are able to provide a fixed-price construction proposal based on actual plans rather than rough square-foot assumptions or incomplete conceptual estimates.
By the time construction starts, the majority of key decisions have already been made, reducing uncertainty, minimizing surprises, and creating a more predictable building process.

Step 4
Construction
Once plans are finalized and permits are approved, construction begins on a defined schedule with one point of accountability from start to finish.
Because the design, engineering, budgeting, and construction planning were coordinated together upfront, projects move more efficiently with fewer surprises during the build process.
Alex remains directly involved throughout construction to ensure the finished project is executed the way it was originally designed.
Ownership, Transparency, and Design Credit
One of the biggest frustrations homeowners experience during the design process is feeling locked into a contractor before they are ready to make a construction decision.
Our Process is intentionally structured differently
Upon completion of the design and preconstruction phase, clients receive a coordinated permit-ready plan set that they fully own for construction of their project. While most clients choose to continue construction with Cosman Construction, they are not contractually obligated to do so.
We also offer a design credit toward construction for clients who choose to move forward with us as the builder. This structure allows homeowners to invest confidently into the planning process knowing those costs partially apply toward the construction phase if we continue working together.
The reason we are comfortable structuring projects this way is simple: by the end of the design process, our clients already know how we communicate, how we solve problems, how we plan projects, and how seriously we take the work. We are not interested in pressuring homeowners into construction contracts before trust has been established naturally through the process itself.
We believe good planning creates good projects, and good relationships create repeat clients.
